Housing and health care Geuzenwijk
In this project the main target was to improve the neighbourhood by variation in housing, adding district facilities, creating space, good parking solutions, aesthetics and sustainability.
The houses, the care houses and the health centre are located in the district Geuzenwijk, part of the district Zuilen in Utrecht. The location of this project has three very different borders. The small scaled houses of the internal streets, the busy Marnixlaan and the green Van Hoornekade. The plan consists of volumes of different heights and different housing typologies, with which it responds to these location-specific connections.
Along the Marnixlaan apartments in varying heights with a maximum height of six storeys are situated. The apartment buildings along the Van Hoornekade are shifted relatively to each other, which creates a playful volume. On the Blois van Treslongstraat and the Koppelstokstraat low-rise dwellings are positioned with a maximum building height of three layers, consistent with the existing homes of two or three layers. In the Blois van Treslongstraat the row of low rise housing is divided into four parts. Between these blocks a green space with low vegetation is created, which contributes to the experience on the street and creates a green screen to hide the wall of the parking lot. An interesting sight line from the Blois van Treslongstraat towards the school at the Van Hoornekade emerges by dividing the total block. The extension of the Blois van Treslongstraat not only provides a sight line, but also creates space for a triangular square outside the block. This square is beneficial to both the street environment and the living quality.
The parking places for the dwellings are achieved within the block. On top of this parking lot a shared terrace is designed. The living quality of this inner area is optimised by a series of green gardens and courtyards, in which common green will be realised. Near the connection of these blocks and the Marnixlaan elevation points are positioned. The dwellings in the blocks are optimally focused on sunlight. The apartments on the deck will also have their own garden in the courtyard.
