apartments st. Nicolaashof for elderly

After an extensive analysis and study of various urban planning models for the location of 'st. Nicolaashof', we have chosen the model "strip''. In this model, urban villas are in line with the existing apartments for the elderly. The existing and new buildings form a linear mass, fitting in the existing structure. By dividing the total program into different houses we were able to avoid an institutional character, whilst the ground level still features an indoor connection, allowing for a compact complex.

The urban villas of the strip are placed on a "health square", which is accompanied by walls on both sides. To the northwest, this wall consists of existing buildings and an apartment block with care homes. Existing buildings and apartments for sale provide the southeast wall. The “health square" is divided into smaller courtyards, which form the entrance areas of the urban villas. The total program is also divided into smaller volumes in order to let the new buildings fit in properly with the existing small-scale constructions. Two different building heights are used (three- and four-stories) to strengthen this effect. The three-layer high construction connects with the existing buildings, while in other places four layers can be applied. The various courtyards and plazas in the design of the outdoors space also refer to scaling down.

The new urban villa's will house nursing homes. On the ground floor the villas are connected by a healthcare-street. The program includes various health facilities and the rising points to the stories. Two atriums and sight lines to the entrance courtyards provide a sequence of light and space.
Individual rooms or apartments are organized around an atrium. The living rooms are visually connected to both the atriums and the courtyards or “health square”. From the short and clear hallway one looks into the atrium or outside. The care homes on the northwest side are accessible by a wind and rain free gallery and have their own private outdoor space. On the ground floor space is reserved for a pharmacy and a medical practice.
